《本地樓市》市場聚焦新盤市場 二手交投較靜
剛過去周末(22及23日)市場聚焦一手新盤,恆地(00016.HK)、中國海外(00688.HK)、華懋、帝國集團、新世界(00017.HK)及會德豐地產合作的啟德「天瀧」於周六首日對外開放示範單位。集團指,參觀人士來自港九新界多區,並不乏內地及外藉人士,當中包括投資者及用家,將加快推售步伐,下周落實銷售安排。
另外,九建(00034.HK)將軍澳「海茵莊園」昨日(23日)錄得3宗成交,項目4月初至今已售出39伙,套現逾2億元。而計及今年1月份開始,總計錄得178宗成交,合共套現逾10億元。會德豐藍田「KOKO MARE」昨日再錄一宗新成交。信置(00083.HK)及中電合作發展的何文田豪宅「ST. GEORGE'S MANSIONS」於對上一個周六(22日)售出4房大宅,涉資1.13億元。
二手成交方面,中原地產十大屋苑本周末錄得9宗成交,按周回升2倍,不過仍有4個屋苑零成交,交投偏靜。中原地產亞太區副主席兼住宅部總裁陳永傑表示,一手新盤接連推出,訂價甚有競爭力,繼續搶去市場焦點,二手交投受壓,部份心急放盤業主唯有略為擴大議幅,希望吸引買家,現時買家於一手及二手市場兩邊游走,選擇心水筍盤入市。
據美聯物業分行統計,周末十大屋苑合共錄得約8宗買賣成交,按周呈現橫行,連續兩週徘徊單位數水平。若按15大屋苑計算,周末2天錄得約12宗成交,與上周比較增33.3%,重上雙位數。美聯物業住宅部行政總裁(港澳)布少明表示,雖然本周末未有全新大盤推售,但大埔白石角矚目全新盤日前公布首張價單,低價出擊策略湊效,成功吸引市場注視,入票反應理想,並凍結部份二手購買力。另外啟德新盤天瀧亦推售在即,料將成市場另一焦點。隨著二手業主叫價趨硬淨,加上新盤持續搶客,故盤源及客源減少,近期二手樓市已出現整固,待購買力凝聚,惟短期二手交投仍會受壓。
利嘉閣地產分行網絡數據,周末十大屋苑錄8宗二手成交,較對上周末的5宗回升60%,惟已連續3周處於單位數,且半數屋苑均食白果未見成交,反映市況持續緩慢。
