《週末樓市》兩新盤推售 一手成交三年最旺場
本港剛過去週末(8月6日及7日)新盤市場持續暢旺,一手成交錄得約680宗,估計超過三年來成交最多的週末。其中新地(00016.HK)旗下屯門兆康「NOVO LAND」週六(6日)次輪推售336夥,全數單位沽清;而同日恆地(00012.HK)粉嶺北「ONE INNOVALE」第一期「Archway」首輪銷售317夥亦即日沽清。兩盤隨即加推單位應市,並同樣將於本週三(10日)進行新一輪銷售分別140夥及185夥。 新地「NOVO LAND」加推第六張價單,原價加推共87夥,實用面積由214至701平方尺,折實售價由339.57萬至972.74萬元,折實尺價由13,402至15,906元,折實平均尺價14,398元。發展商將於本週三進行第三輪推售,盡推餘下單位,包括以價單發售139夥,及招標推出1夥頂層特色單位。 至於恆地「ONE INNOVALE」第一期「Archway」加推第四張價單共181夥,加價約1.5%,折實平均尺價14,842元,入場單位310.06萬元。發展商將於週三次輪銷售185夥,包括招標推售3夥地下連私人花園特色單位。 二手方面,中原地產十大屋苑本週末錄得10宗成交,較上週7宗成交增加3宗或42.9%,當中新界區成交最多,合共5宗成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,粉嶺及屯門兩個新盤銷售均即日沽清,可見新盤低價策略奏效。新盤接連推售,搶佔購買力,加上加息影響,業主唯有面對現實減價,近日陸續有新盤向隅客迴流二手市場,減價盤不乏承接,相信業主繼續擴大議幅下,二手交投有望回升。 美聯物業週末二手十大屋苑錄得約10宗買賣成交,按周增加3宗或42.9%,重返雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,屯門及粉嶺兩大全新盤於週六熱賣,雖然新盤受追捧,定必搶去部分二手的購買力,惟受到加息以及臺海關係緊張的影響,利淡消息浮現,導致部份業主願意減價以促進成交,因而短線二手交投回穩。 另外,利嘉閣地產在過去的週末日十大指標屋苑累錄8宗二手成交個案,雖較上週末的5宗按周增加3宗或60%,但仍連續九周處單位數窄幅徘徊,其中6個屋苑均錄得零成交。(ek/u) ~
