上實城市開發(00563.HK)2024年度營收達124.4億港元 同比上升56.4%
格隆匯3月21日丨上實城市開發(00563.HK)公佈年度業績,截至2024年12月31日止年度,集團收入爲124.40億港元,同比上升56.4%,主要由於多個項目交付之銷售額較去年同期上升。年內,物業銷售收入作爲集團最主要收入來源,錄得113.51億港元,佔總收入91.2%。其中西安自然界、天津上實仰山、上海上實望海、上海上實雲端、煙臺上實雲麓分別佔物業銷售收入的31.9%、25.7%、18.0%、15.3%和4.6%。來自租金、管理和服務,以及酒店業務的收入持續爲集團提供穩定的收入來源,三項業務分別貢獻7.94億港元、1320.8萬港元及2.82億港元,分別佔總收入6.4%、0.1%及2.3%。
2024年,上實城開緊跟市場變化的步伐,靈活調整策略,以高效的執行力穩步推動業務向前發展,成功克服宏觀環境帶來的挑戰。年內,天津上實仰山、西安自然界、上海上實望海、西安上實啓元及煙臺上實雲麓等旗艦項目保持穩定銷售,繼續爲集團帶來穩定收益。集團秉持穩中求進的發展方針,以上海爲核心,持續拓展其他核心一、二線城市,強化業務的多元佈局,並適時增加優質的土地儲備,專注打造具競爭力的高品質項目,穩步推進投資性物業業務,提升集團於行業的競爭優勢,鞏固集團在上海房地產市場的領先地位。
截至2024年12月31日,集團土地儲備共有27個項目,分佈於10個內地重點城市,包括上海、北京、天津、西安、重慶、無錫、瀋陽、煙臺、深圳及武漢,當中大部分爲建成及處於建設期的中、高檔住宅及商用物業,未來可售規劃建築面積約3,323,000平方米,可滿足未來3至5年的發展。
2024年,集團保持審慎的拿地策略,堅持項目質量與盈利能力並重,加強對現有土地儲備的開發,伺機增加具備增長潛力的優質土地儲備。未來,集團將繼續聚焦上海都市圈、長三角地區及其他核心一、二線城市,以高標準城市規劃和建設提升項目品質,同時積極探索城市更新改造新機遇,於行業調整週期中留意逆向佈局機會,實現長遠可持續發展。
