樓市降溫抑制地產股 恆地(00012.HK)曾挫6% 據報中小零售商與大業主斟減租
港股今日(18日)午後靠穩微升,現升40點或約0.2%,報16,760,成交666億元。惟本港主要發展商/收租股同業普遍逆市偏軟,恆地(00012.HK)低開1.1%後跌幅擴大,曾跌6%低見21.8元。現報22.25元,續跌4.1%跑輸同業,成交1.27億元。 此外,新世界(00017.HK)、領展(00823.HK)及恆隆地產(00101.HK)微跌0.5%至0.6%、九置(01997.HK)、信置(00083.HK)跌1.1%至1.2%、新地(00016.HK)、長實集團(01113.HK)、太地(01972.HK)則跌2.3%至2.6%;希慎(00014.HK)則靠穩、港鐵(00066.HK)微升0.6%、冠君(02778.HK)跑贏升3.1%。 市場逐漸消化撤辣消息,加上一手市場進取價吸客,二手市場降溫,上週末中原及美聯十大屋苑成交按周各跌20%以上。此外,市場焦點新盤、王新興集團旗下九龍東「泰(峯)」昨首輪推售336夥,即日沽出255夥,佔可出售單位約76%,套現逾14億元;意味未能「一Q清檯」。 據《明報》筆名李先知的專欄引述零售業界指,近期有中小零售商因爲生意欠佳,正與大業主商討減租。 中央早前宣佈將青島及西安納入港澳自由行計劃,自由行城市增至51個。惟專欄稱,有「主要發展商」最近透過不同渠道,促請本港特區政府遊說中央,容許內地旅客可以「免籤」來港,提振訪港旅客量。即使時機未成熟,最少也應簡化簽證流程,如考慮容許落地簽證,延長自由行訪港停留時間(現時每次最長7日),最少與星馬泰(最長30日)等地睇齊。
