標普:香港樓市撤辣非解決辦法 料今年樓價至少跌5%
評級機構標普預計,香港樓價今年將下跌5%至10%,然後在明年趨向穩定,認為近期樓市撤辣只會適度刺激今年的需求,未來一至兩年市場將持續出現供應過剩,若流動性緊張的開發商大幅減價可能會影響現金流,削弱獲利能力及槓桿比率。
標普稱,接受評級的發展商擁有強大的流動性,當樓市低迷情況加劇時可能在借貸上更為有利,因銀行將專注於優質貸款人,這亦可能使他們免受未有評級發展商所面對的流動性壓力。
