《內地樓市》中指院:首兩月百大內房銷售按年跌51.6% 成交仍較淡
中國指數研究院公佈統計數據顯示,今年首兩個月,全國100大內房銷售額4,762.4億元人民幣,按年跌51.6%,其中2月單月銷售額按月跌29.3%,主要爲2023年春節房市出現部分反彈,令銷售額基數較大。同時,收入及市場預期不穩定,令置業人士觀望情緒濃厚。房企通過多種途徑緊抓春節營銷節點,部分城市到訪量有所提升,但成交仍較爲平淡,。2024年春節假期期間,25個代表城市新房日均成交面積較上年春節假期下跌約27%。
展望後市,中指院認爲,市場步入傳統「金三銀四」節點,核心城市政策效果有望進一步顯現。但去年高基數效應逐漸顯現,3月不管是新房還是二手房成交按年表現或均較弱,「小陽春」行情或僅在部分核心城市出現。政策方面,城市房地產融資協調機制加快落實,有利於推動項目建設,緩解房企資金壓力,也有助於改善消費者預期。全國「兩會」召開在即,預計會後供需兩端將有更有利政策出臺,包括一線城市有望進一步因需、因區優化限制性政策,二線城市有望全面取消限購政策。(ta/w) ~
