「美聯樓價指數」最新報134.91點,按周跌0.38%,連跌26星期;較四星期前跌1.2%;2024年迄今跌1.93%,創超過七年新低。 若按三區劃分,「美聯港島樓價指數」最新報143.51點,按周跌0.86%;較四星期前跌2.58%;年內迄今港島區樓價跌3.3%,跌幅為三區最大;「美聯九龍樓價指數」最新報138.76點,按周跌0.33%;較四星期前跌0.47%,本年迄今樓價跌0.57%;「美聯新界樓價指數」最新報123.73點,按周跌0.25%;較四星期前則跌1.33%;本年迄今該區樓價跌2.57%。 「美聯信心指數」最新報52.3點,雖然按周回升3%,但較年內高位仍低逾一成。美聯物業首席分析師劉嘉輝指出,臨近農曆新年,部份業主待假期後才賣樓,導致近期不少筍盤被吸納後,未能及時補充新一批減價盤,而減價盤減少令信心指數回升。 根據美聯物業網站的減價盤比率反映,全港3區之中,新界區減價盤比率為3區最高;若以細區劃分,減價盤比率最多的三個區份分別是荃灣、九龍灣、土瓜灣/九龍城。 若以單位面積劃分,減價盤比率首3位排名連續2星期維持不變。減價盤比率最多的是實用面積介乎約431至約752平方呎的B類單位;其次是實用面積約430平方呎或以下的A類單位;緊隨其後的是實用面積約753至約1,075平方呎的C類單位。
