《大行報告》大摩:放寬經營性物業貸款支持具質素內房再融資 屬市場意料之外
摩根士丹利發表報告指,內地宣布放寬經營性物業貸款屬市場意料之外,而相關政策暫適用至2024年底。
該行考慮到經營性物業貸款以具有穩定經常性收入的資產作為抵押,認為如果銀行正確實施這項政策,只能有利於擁有龐大投資物業組合的優質開發商,加上自去年第四季末以來經營性貸款貸款成數的上調,認為面對再融資渠道收窄的私營企業和半國有企業將成為主要受惠者。
不過,該行仍然認為,扭轉市場對房價的悲觀展望及穩定一手樓銷售才是解決行業流動性緊張的關鍵。
