《本地樓市》中原:上季住宅新盤貨尾續升至近2.3萬伙 創逾20年高
中原地產研究部高級聯席董事楊明儀指出,2023年第四季一手私人住宅新盤貨尾量升到22,936個,數字連升三季,創2003年第三季近2.55萬個後的逾廿年新高。反映樓市持續調整,而且經濟欠佳,新盤銷售遇到阻力,推高貨尾數字。一手新盤積壓加劇,連續兩季高企逾二萬個危險水平,市場需密切關注。由於2024年新春前發展商仍未有大型新盤推售,因此估計今年首季貨尾量升幅將稍為緩和,增至約2.35萬個左右。 中原指,於2023年第四季選取340個新盤統計,單位總數12.81萬個,登記售出10.5萬個,貨尾22,936個,按季增加2,453個。貨尾積壓逐步惡化,去年第二季按季升1,284個,第三季升1,398個,第四季急升逾二千個至約2.3萬個。回顧以往,2002年第三季至2003年第四季期間,貨尾量曾經連續六季超過二萬個水平,最高27,378個,最低22,109個。至於貨尾比重方面,2023年第四季錄17.9%,按季上升1.6個百分點,是創2003年第四季20.6%後的廿年新高。 按發展商計,2023年第四季新地(00016.HK)旗下新盤貨尾量按季增加696個,現有3,887個。當中,因為天水圍Yoho West I部份銷售未能趕及於去年第四季完成登記所致。恆地(00012.HK)增加338個,有3,444個。而信置(00083.HK)貨尾則按季減少121個,有1,933個。
