《大行報告》大和:國企內房上月銷售疲弱 越秀地產(00123.HK)、華潤置地(01109.HK)為長遠防守性選擇
大和發表報告指,去年12月內房合約銷售按月升15%,惟按年跌33%,當中,國企內房銷售表現疲弱,相信是為保留今年可售資源而放慢銷售速度。該行指,整體發展商於2023年全年的合約銷售額按年減26%,較去年首十一個月按年跌22%跌幅擴大。該行表示,越秀地產(00123.HK)及華潤置地(01109.HK)是行業中具長遠防守性的選擇。
該行提到,該行所覆蓋的部分發展商去年合約銷售慢過預期,很大程度上是受到去年12月銷售額所拖累。雖然大多數發展商故意放慢12月的項目推出速度,以便為今年保留更多可售資源,但該行認為,這反映出發展商對其今年銷售前景普遍持審慎態度。該行又預計,由於財政不穩和房價下跌等結構性挑戰,今年大部分發展商將面臨進一步的合約銷售壓力,預計仍然具銷售韌性的城市將會更少。
