《本地樓市》經絡:2023年現樓及樓花按揭同創有紀錄新低 12月現樓按揭宗數按月跌27.4%
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2023年12月份現樓按揭宗數為3,496宗,較11月份的4,815宗下跌27.4%,連跌六個月,創自2001年有紀錄以來即23年的月度新低;而該月的樓花按揭宗數為80宗,較11月份的150宗急跌46.7%,創八個月新低。 以全年比較,2023年全年現樓按揭宗數錄得73,906宗,對比2022年的83,421宗減少11.4%,創自2001年有紀錄以來即23年的全年新低;2023年全年樓花按揭宗數則為1,581宗,按年跌61%,創自2005年有紀錄以來即19年的全年新低。 經絡按揭轉介首席副總裁曹德明表示,2023年本港經濟未完全復甦,加上加息陰霾下,發展商推盤步伐受阻,二手交投同樣疲弱,從而影響現樓及樓花按揭數字。而預期息口最快於下半年開始回落,加上經濟將逐步復甦,有助用家增加信心及加快入市步伐,料樓市價量將先跌後回穩,現樓及樓花按揭宗數亦有望回穩。 現樓銀行市佔率方面,中銀香港(02388.HK)連續五個月排名第一,市佔率為41.8%,匯豐銀行上升1級以市佔率達17.3%排名第二;恆生銀行(00011.HK)以市佔率12.4%排名第三;東亞銀行(00023.HK)以市佔率達7.8%排名第四;中國工商銀行(亞洲)以市佔率達4.6%排名第五。 樓花銀行市佔率方面,匯豐銀行連續十三個月排名第一,市佔率為21.3%;中銀香港及恆生銀行以市佔率17.5%排名第二;渣打銀行以市佔率達2.5%排名第三;東亞銀行、星展銀行(香港)及大新銀行以市佔率達1.3%排名第四。 以2023年全年計算,現樓銀行市佔率的冠軍位置順利由中銀香港以27.7%奪得,與第二名市佔率達23.2%的匯豐銀行相差4.5%,並已連續五年獲得全年現樓冠軍;全年樓花冠軍的寶座則由匯豐銀行奪得,市佔率達31.4%,與第二名市佔率達23.7%的中銀香港相差7.7%,並已連續三年獲得全年樓花冠軍。 2023年12月份四大銀行現樓市佔率維持於72.5%。曹德明表示,各銀行已開始爭取今年第一季的按揭業務,料銀行市佔率的差距或有機會重新調整。
