《本地樓市》政府倡放寬強拍門檻 第一太平戴維斯料明年申請增

發展局公布《2023年土地(為重新發展而強制售賣)(修訂)條例草案》,建議把樓齡達50年或以上私人樓宇的強拍門檻,由現時的80%降至70%或65%,視乎樓齡組別及樓宇地點。《條例草案》將於本周五(22日)刊憲,並於明年1月10日提交立法會進行首讀。 第一太平戴維斯估值及專業顧問服務董事總經理陳超國回應稱,本年至今只有5宗強拍申請,對比早前兩三年大幅下降,主因是發展商在地產市道下行週期不願啟動新發展項目。陳超國預計,在放寬強拍門檻後,來年的強拍申請數量將會有所增加,但具體數字很難預測,這要取決於大業主的意願和整體物業市道。
