戴德梁行料明年寫字樓租金下調7%至9% 上半年各區街舖租金續增2%至7%
戴德梁行香港董事總經理蕭亮輝表示,回顧2023年表現,在環球經濟前境不明朗的情況下,整體營商氣氛維持審慎,成本控制仍然是企業首要任務,因此寫字樓租賃活動在通關後未見明顯反彈,待租率推至18%水平。寫字樓租金因而受壓,截至11月底數字,整體甲廈租金年初至今累跌7.2%。 他指,通關後,寫字樓的新租賃步伐比市場早前預期的進度緩慢,加上年底前或仍有新供應項目相繼落成,屆時待租率難免被進一步推高至19%以上,將超越2004年第一季18.1%的有紀錄高位。另外,鑑於明年亦有近120萬平方呎新甲級寫字樓樓面落成,預計明年寫字樓租金將繼續調整,全年下調7%至9%。 戴德梁行執行董事、香港商鋪部–代理及管理服務主管林應威表示,展望明年,隨著消費者愈來愈重視體驗式消費,相信零售市場上有更多舖面升級整合活動到核心地段,有助改善空置率,進而支持租金表現,預期明年上半年各區街舖租金能維持2%至7%的單位數增長。另一方面,業主和零售商或需著力為顧客提供更多零售體驗,包括娛樂零售、運動及健康元素、體驗式消費等概念,既可以迎來更多人流和生意,又有助加強社區互動,提升企業ESG方面的形象。 戴德梁行執執行董事及香港資本市場部主管高偉雄指,展望明年,預期投資市場繼續以自用型買家主導。同時,隨著來港專才和非本地學生對共居空間、多戶型物業和學生公寓的需求增加,再加上訪港旅客數字逐漸恢復,相信投資者亦會關注位置優越且具改裝潛力的酒店物業。另外,市場上續見被接管的不良資產待售,資產接管人有機會願意以更大折扣出售物業,明年或會出現更多大手或整幢物業的成交。戴德梁行預期明年總成交金額有望從今年低位回升約兩成,達500億元左右水平。 高偉雄表示,過去數年銀行一直有銀主盤累積,而市場有減息預期,亦帶動投資者對交易更加進取,但暫時未見有大量銀主盤流入市場。對於今年多幅政府地流標,他認為是由於該些地皮要求較多或存在隱性條款,加上市況向下、利息高,以及發展商庫存較多。
