《本地樓市》屯門NOVO LAND第2A期開售單日沽78伙 十大屋苑成交按周下跌
過去周末有新盤相繼開售及開放示範單位,十大屋苑成交則錄得跌勢。
新地(00016.HK)屯門「NOVO LAND第2A期」上周六開售186伙,當中154伙以價單形式推售。市場消息指,截至當日下午6時45分,項目暫沽78伙。
恆地(00012.HK)西洋菜北街456項目「THE PADDINGTON 曉柏峰」於上周六開放示範單位予公眾參觀,吸引不少投資客及自住客。首日參觀展銷中心的人數超過4,000人次,在開始登記的下午暫錄得超額認購登記。
二手方面,中原地產十大屋苑過去周末錄得4宗成交,按周少3宗或跌42.9%,零成交屋苑錄6個,屬近4星期新低。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,減辣後一手市場隨即起動,接連以低價推出搶客,屯門新盤單日沽出約78伙,成績相當理想,可見市場購買力不減,不過買家傾向尋覓低市價筍盤,普遍二手業主減幅有限,只有個別業主提供較大議價幅度,單位亦有承接,短期內二手交投持續受壓。
據美聯物業分行統計,上周末十大屋苑合共錄得4宗買賣成交,按周下跌50%,創7周新低。至於按15大屋苑計算,共錄得6宗成交,按周減少約33%,同樣創7周以來新低。
美聯物業住宅部行政總裁(港澳)布少明表示,港府新一份施政報告推出樓市減辣措施,為樓市帶來利好訊號,各發展商均把握機會推出新盤應市,並採取「以量為先」的策略,以相宜價錢推出價單以吸引買家入市,搶去市場焦點,同時亦搶走二手市場不少購買力,雖然二手睇樓活動較施政報告公布前更見活躍,但成交仍以筍盤為主。由於發展商積極推盤,預計短期內購買力仍會流向一手,故二手交投將在現水平繼續反覆徘徊,待筍盤陸續被消化及整體成交增加,二手樓價有望逐步回穩。
綜合利嘉閣地產分行網絡數據,過去周末十大屋苑錄得4宗二手成交,按周下降60%,重回5周前水平。
