《本地樓市》傳大型銀行上調小額樓按鎖息上限 美聯料對供樓壓力影響不大
美聯物業住宅部行政總裁(港澳)布少明表示,美國聯儲局公佈最新議息結果,一如市場預期息率維持不變,並已連續兩次未有加息,至於本港大型銀行亦維持最優惠利率不變。縱使近日有銀行調高小額樓按鎖息上限0.15釐,但升幅輕微,相信對供款壓力影響不大。 在息口趨穩定之下,加上減辣效應,料11月及12月的住宅物業交投加快,一手成交量更將重上逾千宗水平,帶動第四季一手成交升至3,000宗,較第三季按季急升超過四成。至於樓價,相信有機會止跌回穩。 市場指近日有大型銀行上調小額貸款的鎖息上限,當中300萬元以下樓按鎖息上限由4.125釐調升至4.275釐,調高0.15釐。假設以借貸額300萬元、年期30年計算,每月供款上調至約14,802元,較原先供款增加約263元。 至於借貸額300萬至400萬元,鎖息上限調高0.1釐,由4.125釐調升至4.225釐。假設以借貸額400萬元、年期30年計算,每月供款上調至約19,619元,較原先供款增加約233元。至於借貸額400萬元以上則維持4.125釐。由於升幅相當輕微,相信對供款壓力影響有限。
