《本地樓市》東涌第106B區住宅地流標
地政總署今日(1日)公布,上周五(10月27日)截標、位於新界東涌第106B區的東涌市地段第55號的住宅地招標,因為地價標金未達到政府就該用地所定的底價,所以不接納所接獲的四份標書。
該四家入標公司母企分別是信和置業(00083.HK)、恆地(00012.HK)、新地(00016.HK)及嘉華國際(00173.HK)。
政府按既定機制在市場上公開出售賣地計劃內的土地。如沒有任何標價達到政府專業估價師所評估的底價,政府不會出售該土地。這是為了保障公帑收入。底價在截標當日訂定,以便考慮最新的市場情況。
政府發言人表示,政府不會就投標者出價的考慮作出揣測。出價往往視乎種種因素,例如投標者如何評估用地的吸引力和市場情況,以及其企業情況及發展策略等。政府會密切留意市場情況,適時公布重新推出該幅用地的具體安排。
政府的土地政策目標是提供持續和穩定的土地供應,而這個目標不會因為短期的市場波動所影響。政府會繼續多管齊下,確保私營房屋土地供應穩定。
本網早前綜合市場估算,地皮估值約8億至16億元,每呎樓面估值約2,000至4,000元。地皮位處東涌新填海區域地段內臨海位置,其地盤面積約11.46萬平方呎,指定作私人住宅用途,可建總樓面約40.1萬平方呎,地政總署早前稱可以興建414個單位。
