恆指升幅擴至近500點 內房股全面漲逾6%至25%
恆指及國指升幅擴至498點或2.7%及3.5%,報18,880及6,556,總成交額已達597億元。 近期內地監管部門落實多項政策穩定樓市,包括人行下調房貸利率,「滬京穗深」已全面執行首套房「認房不認貸」。內房股今天全面跑贏大市,四大藍籌內房升9%-11%,其中龍湖(00960.HK)升破50天線(17.7元),最高見18.74元,現報18.7元,急漲13%。潤地(01109.HK)升破100天及250天線(33.75-33.9元),現報37.35元,回升13%;中海外(00688.HK)升破50天及100天線(17.8元),最高見18.34元,現報18.26元,回升逾10%。據報已如期支付今天(4日)到期的馬來西亞債券票息的碧桂園(02007.HK)續彈15%,報1.02元。 新城發展(01030.HK)升破100天線(1.57元),報1.88元,續漲22%。融創中國(01918.HK)重越20天線(1.06元),急漲逾25%報1.18元。 綠城中國(03900.HK)續漲14%報10.6元,創逾四個月。富力(02777.HK)重上50天及100天線(1.23元及1.33元),急漲15報1.38元。合景泰富(01813.HK)及雅居樂(03383.HK)齊漲13%,分別報1.03元及1.01元。 越秀地產(00123.HK)、萬科(02202.HK)及美的置業(03990.HK)升逾8.5%-9%。合生創展(00754.HK)及中海宏洋(00081.HK及升逾6%-7%,股價曾分別高見5.09元及3.33元。 恆大中國(03333.HK)、中駿(01966.HK)、寶龍(01238.HK)、龍光(03380.HK)、遠洋(03377.HK)、時代中國(01233.HK)及中國金茂(00817.HK)升12%-16%。 恆指高低見18,667/18,375,現報18,411,反覆續吐71點或0.4%,總成交額630億元。此外,國指高見6,430,現報6,341,倒跌0.2%。 中指研究院認為,內地四大一線城市已全面落實首套房「認房不認貸」,接下來,各地將加速落實降低首付比例、降低二套房貸利率、降低存量房貸利率的相關舉措,政策暖風頻吹,核心城市房地產市場將迎來一波向上行情,「金九銀十」市場可期,核心城市房地產市場有望逐漸走穩,進而帶動全國房地產市場逐漸修復,未來4個月全國房地產市場能否走穩,對於宏觀經濟將至關重要。 據中指研究院分析,北京執行「認房不認貸」後,無房有貸款記錄的購房家庭,首付比例將由60%-80%降至35%-40%,依總價500萬人民幣(下同)住房計算,普通住房的首付將減少125萬元;房貸利率將由5.25%降至4.75%,以300萬貸款為例,依25年等額本息計算,利息將減少26.21萬元。上海對於有過貸款記錄本地無房的購房人,在此之前首付比例為50%-70%,政策發布後,首付比例降至35%,貸款利率從5.25%下降至4.55%。(sz)~
