《本地樓市》過去周末一二手市場淡靜 十大屋苑僅錄低單位數成交
過去周末超強颱風吹襲蘇拉本港,令一二手樓市交投均較淡靜。 由信置(00083.HK)、嘉華(00173.HK)、招商局置地(00978.HK)及港鐵(00066.HK)合作發展的將軍澳日出康城凱柏峰III,於昨日(3日)以756.9萬元售出3B座29樓F室,實用面積451平方呎,呎價16,784元。 二手成交方面,中原地產十大屋苑本周末錄得3宗成交,按周無升跌,已連續18周錄得單位數成交量。十個屋苑當中,8個零成交,交投持續淡靜。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,因超強颱風蘇拉襲港影響,大部份原先預約周末睇樓取消,即使周六下午颱風逐漸遠去,市民忙於颱風善後,加上近期樓市缺乏利好消息,買家入市意欲維持低企,只有低水筍盤才有承接。 據美聯物業分行統計,過去周末十大屋苑買賣交投下跌25%至3宗,為2022年7月初以來的新低,並連續18個周末錄得單位數,繼續於低位反覆橫行。至於以15大屋苑計算,周末兩天同樣錄得3宗成交,按周跌幅達40%。 美聯物業住宅部行政總裁(港澳)布少明表示,近月一手市場氣氛轉趨熾熱,發展商亦乘勢出擊,新盤推售步伐明顯加快,除搶去不少二手市場購買力之餘,部分二手準買家亦選擇先行觀望,導致二手交投顯著淡靜,加上颱風吹襲打亂買家睇樓計劃,影響本周末交投表現。他預計,9月陸續有多個新盤部署推售的情況下,相信二手樓價亦會繼續受壓,但同時亦會吸引買家於二手市場尋「筍盤」。 綜合利嘉閣地產分行網絡數據,在過去的周六、日十大屋苑錄得2宗二手成交,較對上周末的3宗減少1宗或33.33%,且連續廿二個周末維持在單位數。另港置十大屋苑上周末僅有1宗成交,按周大跌75%,創三年半低。
