《本地樓市》上周末凱柏峰III首輪售74伙 十大成交續低位徘徊
過去周末有新盤開售,一手入市氣氛不俗,惟二手成交持續於低位橫行,市場認為新盤搶去不少二手客源,導致二手屋苑交投持續受壓。
信置(00083.HK)、嘉華(00173.HK)、招商局置地(00978.HK)及港鐵(00066.HK)合作發展的將軍澳日出康城凱柏峰III上周六首輪發售138伙。市場消息指,共售出74伙,套現逾5.9億元。
長實(01113.HK)旗下油塘親海(馬尺)I及II,過去周末發售最後44伙,並售出40伙,總套現逾3.2億元,當中親海(馬尺)I於上周日推售9伙,即日售出8伙。
恆地(00012.HK)旗下港島東「THE HOLBORN」過去周末連沽6伙,實用面積由255至268平方呎,全為1房單位,套現近3,865萬元。
二手樓方面,中原地產十大屋苑於上周末錄得3宗成交,按周減少2宗,已連續17周錄得單位數成交量,零成交屋苑7個,二手交投持續低位徘徊。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,九龍區新盤減價奏效,搶去大批二手客源,加上二手業主減幅不敵發展商,買賣雙方對造價仍有一段差距,二手市場持續受壓,若個別業主願提供較大減幅,單位亦有承接。
據美聯物業分行統計,剛過去周末十大屋苑錄得約4宗買賣成交,較上周末5宗跌約20%,並連續17個周末錄得單位數,在低位反覆橫行。至於以15大屋苑計算,周末兩天則錄得5宗成交,按周跌約16.7%。
美聯物業住宅部行政總裁(港澳)布少明表示,近期樓市聚焦新盤,由於新盤低價推售策略奏效,故8月迄今一手成交錄得逾1,100宗,較7月份全月大幅增加,可見購買力釋放,追捧「磚頭」。新盤熱賣同時亦搶去不少二手客源,導致二手屋苑交投持續受壓,買家入市態度審慎,並物色「筍盤」入市,成交以低市價盤為主,故短期內二手樓價仍有調整壓力。
綜合利嘉閣地產分行網絡數據,在過去的周六、日十大屋苑錄得3宗二手成交,按周減少1宗或25%,創近四周以來新低,並連續21個周末維持在單位數水平反覆上落。
