《本地樓市》日出康城凱柏峰III上周末收逾千票料短期加推 二手成交續低位徘徊
由港鐵公司(00066.HK)、信和置業(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展將軍澳日出康城第XID期發展項目「凱柏峰 III Villa Garda III」日前推出首批130伙,消息指,過去周末暫時累收約1,050票,超額認購約7倍。信置執行董事田兆源稱項目最快今日加推不少於65伙,料主力加推兩房戶型。項目自上周五(18日)開放示範單位以來,累計錄得逾5,000人參觀。
另外,恆地(00012.HK)旗下紅磡必嘉坊系列於過去周末兩日,累計售出約13伙,兩日合共吸金近6,000萬元。另恆地新盤餘貨接連錄得成交,同系已屆現樓的港島東THE HOLBORN,以及大角嘴利奧坊‧凱岸,周末兩日合共錄約13宗新成交。
二手方面,中原地產十大屋苑上周末錄得5宗成交,較上周末增加1宗,唯零成交屋苑增至8個,單位數成交量已維持16周,二手交投仍然持續低位徘徊。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,油塘新盤低價搶客,週日錄理想銷情,扣起大批市場購買力,二手市場持續受壓,但市場上剛性需求仍高企,現時買家主力於市場尋覓筍盤,個別業主減幅較大,單位亦有承接。
據美聯物業分行統計,剛過去周末十大屋苑錄得約5宗買賣成交,按周跌約38%,並連續16個周末錄得個位數水平。至於以15大屋苑計算,上周末則錄得6宗成交,按周跌約25%。
美聯物業住宅部行政總裁(港澳)布少明表示,新盤加快銷售步伐,加上以低價搶去市場焦點,二手市場交投難免受到影響,觀乎上週末二手市場受親海(馬尺)「平爆價」開盤,有部分急於套現業主選擇面對現實,願意減價加快套現,吸引用家入市,十大指標屋苑交投有所反彈;惟另一區日出康城凱柏峰III亦加入戰團搶客,同以吸引價推出首張價單,加上筍盤上周迅速被消化,十大屋苑交投再次轉靜。
綜合利嘉閣地產分行網絡數據,過去末十大指標屋苑錄得4宗二手成交,按周減少4宗或50%,回落至月初時的水平。
