《本地樓市》美聯:凱柏峯III首批單位有望即日售罄 將進一步凍結二手購買力
由港鐵公司(00066.HK)、信和置業(00083.HK)、嘉華國際(00173.HK)及招商局置地(00978.HK)合作發展將軍澳日出康城第XID期發展項目「凱柏峯 III Villa Garda III」公佈首張價單,折實後入場費496.74萬元,而折實平均尺價約16,938元。
美聯物業住宅部行政總裁(港澳)布少明表示,是次項目訂價極吸引,並且訂價有約8%折讓,亦較項目同系去年推售的I期及II期的開價爲低,故極具競爭力,料將進一步凍結二手購買力,銷情相當理想,可吸引長線投資客入市,料投資客比例亦高達三成水平。相信項目推售時亦將取得理想銷情,並有望即日售罄首批單位。
布少明表示,項目位處日出康城商場「The LOHAS康城」上蓋,住客可經商場直達港鐵站,交通方便,租務潛力亦見優厚,預期項目日後落成後,尺租可達45元水平,租金回報率料達3釐水平,並料投資客比例將達三成。
布少明指,由於是次項目有望8月內推售,預期銷情理想,並將會帶動全月的一手成交升至約1,500宗水平,並較7月份約600多宗上升逾1倍。
