佳明集團(01271.HK)粉嶺項目完成逾4.67億元補地價 擬建兩幢數據中心涉18萬平方尺
據地政總署資料顯示,佳明集團(01271.HK)位於粉嶺的兩個項目合共以逾4.67億元完成補地價程序,並將重建成兩幢數據中心,涉及可建總樓面約18萬平方尺。
據資料顯示,其中一塊位於安全街8號的地皮,佳明集團在2020年以1.88億元購入,並在上月以2.4835億元完成補地價,每方尺樓面補地價約2,586元,亦在今年2月已獲屋宇署批出建築圖則,獲批建1幢9層高(另設1層地庫)數據中心,涉及總樓面約9.6萬平方尺。
而另一塊位於粉嶺安居街3號的地皮,集團同年以1.68億元購入,並同樣地計劃發展數據中心,上月亦以2.1943億元完成補地價,每方尺樓面補地價約2,453元。該地盤面積約1.79萬平方尺,可建總樓面約8.9萬平方尺。
佳明董事(數據中心業務)陳錫年回覆《星島日報》查詢時表示,是次補地價較預期高,兩個項目均發展爲數據中心,而其中安居街項目料最快於2024年底落成,而安全街項目料最快於2025年落成。他表示,數據中心並不受經濟環境影響,屬於長遠投資,又指興建一個新數據中心需時約3至4年,纔可投入營運,租約長及每年回報率增加,故是一個長遠持續租金回報。
