《本地樓市》會地17.2億元奪堅尼地城住宅地 樓面呎價7,070元創港島區逾廿年低
地政總署公布,堅尼地城西寧街與域多利道交界內地段第9094號的用地,以17.2億元批予會德豐地產旗下Ace Reward Investments,符合市場預期,每平方呎樓面地價約7,070元,創港島區過去廿一年最平的呎價紀錄,批租期為50年。 會德豐地產主席梁志堅表示,集團於港島發展經驗豐富,亦曾於同區推出多個高尚住宅項目,十分熟悉該區優勢特點,此經驗有助集團把新項目打造成下一個西區地標屋苑。項目將作純住宅項目,計及建築成本及利息,預計總投資額高達30億元。此外,該項目前期工作較多,需重置巴士站才能興建上蓋,發展期較一般住宅長,預計會在四年後才能賣樓。該項目預計將主力發展中小型單位,提供約500至600伙。 其餘入標財團包括新地(00016.HK)、長實(01113.HK)、嘉華國際(00173.HK)、鷹君(00041.HK),以及信和(00083.HK)夥拍招商局置地(00978.HK)合組財團。
