《本地樓市》堅尼地城商住用地今日截標 暫收5份標書
堅尼地城商住用地將於今日(30日)中午截標。據現場所見,截至早上11時許,暫接獲5份標書,當中,會德豐、嘉華國際(00173.HK)獨資入標,另鷹君(00041.HK)及長實集團(01113.HK)亦有份入標。
會德豐地產物業發展高級經理何偉錦表示,集團在項目附近有地皮,加上近地鐵及位於市區。是次開價將會「計自己數」,需要興建的設施成本已經計入在內。
嘉華香港地產發展及租務總監尹紫薇表示,地皮位處港島地段,屬比較少有;發展限制等因素會反映在開價上。
該地皮位於西寧街巴士總站,毗鄰域多利亞公眾殮房。項目地盤面積約24,327平方呎,指定作非工業用途。賣地章程內訂明最底3層可用作商業用途,而其餘部分只可作私人住宅用途。另外,買方須自費興建公共交通交匯處及公眾洗手間等政府設施,而相關面積在計算總建築面積時將不獲豁免。是次賣地章程內亦設有限呎條款。綜合市場資料,地皮估值約9.7億至23億元,每方呎樓面地價介乎4,000至9,500元。
