《本地樓市》上周末啟德HENLEY PARK收逾2,400票及加推80伙 十大屋苑交投回升
本港過去周末(24日至25日)大型全新盤休戰,二手交投氣氛稍為回升,十大指標屋苑中,成交量增加,零成交屋苑亦有所下調。 恆地(00012.HK)旗下啟德「HENLEY PARK」於上周六首日收票,恆基物業代理營業(一)部總經理林達民表示,項目於上周末兩日錄得約2.2萬人次到現樓參觀,截至昨晚8時半已累計錄得2,405票。集團已推出第2號價單,涉80伙,平均提價1.5%,兩張價單共提供228伙單位,折實平均呎價為21,463元。 另外,九龍建業(00034.HK)旗下將軍澳海茵莊園昨日(25日)錄得1宗高層兩房連儲物房成交,單位實用面積為428平方呎,成交價831.3萬。項目由年初至今已售出213伙,套現逾12億元,於本月已售出共12伙,套現逾6,600萬。 二手市場方面,中原地產十大屋苑過去周末錄得9宗成交,較上周升80%或多4宗,創出近8周新高,零成交屋苑亦回落至4個。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,美國聯儲局暫緩加息,略為增加買家入市信心,加上港府亦正研究微調首置按揭成數比例,對樓市亦屬好消息,周末一手市場較靜,部份向隅客回流二手,加上部份心急放盤業主亦願意增加議價空間,略為帶動二手交投。 美聯數據顯示,今年上半年最後一個周末十大屋苑合共錄得約9宗買賣成交,按周回升約80%,創出8周新高,「零成交」屋苑減少至3個。而按15大屋苑計算,過去周末兩天錄得約12宗成交,按周增加約1.4倍。 美聯物業住宅部行政總裁(港澳)布少明表示,美國上周再次表明加息的強硬態度,加上國內未有提出進一步提振經濟措施,市場的兩大憧憬破滅,直接令投資市場吹起冷風,恆生指數上周五跌破萬九點關口。冷卻的投資氣氛拖累本港樓價輕微下調。不過,樓價回軟加上本周末大型全新盤休戰,亦吸引部份「尋寶客」回流二手,希望藉機覓得心頭好,周末指標屋苑睇樓量明顯回升,連帶交投亦低位反彈。布少明相信,短期二手樓價仍有下調壓力,主要原因是未來有大量新盤推出,而且「質高、價低、量大」,分佈各區,選擇眾多,二手價高盤缺,短線難免「捱打」,業主心急出貨須降價求售,令樓價易跌難升。此外,新盤絡繹又兼逢暑假租務旺季,相信二手買賣成交量亦難有大升空間。 綜合利嘉閣地產分行網絡數據,在過去周末十大屋苑錄7宗成交,較對上周末的5宗增加2宗或40%,是近六周以來最多。
