《本地樓市》中原:4月現樓按揭登記跌逾3成 料未來數字掉頭回升
中原按揭董事總經理王美鳳表示,據中原按揭研究部及土地註冊處最新數據顯示,2023年4月份現樓按揭錄4,856宗登記,對比3月份大幅減少33.3%,創過去一年新低,相信是基於近月轉按量明顯減少拖低按揭登記量,而首季旺市成交帶動之按揭登記情況仍未完全反映出來,預計未來按揭登記量可掉頭回升;而由於新盤成交期一般較長,4月份樓花按揭登記仍受去年新盤放慢銷售步伐所影響,以致4月份樓花新盤上會數量維持低水平65宗登記,但由於3月份基數低而相對回升27.5%。
王美鳳指出,中原按揭研究部資料顯示,4月份現樓按揭錄4,856宗登記,按月減少33.3%,首四位銀行巿佔率按月增加0.3個百分點至佔77.4%。4月份中銀香港現樓按揭巿佔率達27%,按月減少0.1個百分點,但仍保持連續21個月成為現樓按揭巿佔冠軍。期內匯豐銀行單月巿佔減少1個百分點,市佔率減至23.7%,排名第二;恆生銀行單月巿佔率增加1.2個百分點至19.3%,跟隨其後花旗銀行巿佔按月增加0.2個百分點至7.4%,排名維持第4。數據顯示,2023年4月份現樓按揭巿佔率,第5至第10位依次排序為:工銀(亞洲)、交通銀行、東亞銀行、大新銀行、渣打銀行及信銀(國際)。
中原按揭研究部資料指出,4月份樓花按揭登記65宗,按月回升27.5%,主要是基於去年下半年在疫情影響下新盤銷售步伐減慢,致令近月少有大型樓花新盤上會。4月份匯豐銀行樓花按揭市場佔有率38.5%,按月減少0.7個百分點,但仍維持連續5個月維持榜首位置。中銀香港巿佔率26.2%,按月減少7.1個百分點,排第2,隨後恆生銀行巿佔率21.5%排第3,巿佔率按月增加1.9個百分點。
受去年樓市處於悶局形勢影響,今年首4個月現樓及按花按揭登記數字均差強人意。數據顯示,今年首季現樓按揭登記量按年大幅減少21%至23,373宗,中銀香港累積承辦6,247宗現樓按揭登記,以26.7%的巿佔率,暫領先榜首位置。樓花按揭登記方面,今年首四個月錄得378宗登記,按年銳減82.6%,匯豐銀行以122宗樓花按揭登記巿佔32.3%暫排名第一。
