綠城中國(03900.HK)料今年銷售規模與去年相若 目標提升利潤

綠城中國(03900.HK)主席張亞東指,去年是內地房地市場觸底的年份,經歷行業洗牌情況,相信樓市已進入復甦階段,因此對未來幾年抱審慎樂觀看法,今年將繼續保持以經營結果為導向,以提升利潤為目標,並以現金安全為底線。 行政總裁兼執行總裁郭佳峰認為在政策環境未出現大變動的情況下,今年內地樓市較大機率出現復甦,估計2023年綠城中國的銷售規模與去年相若,總投資會超越去年,主要以一、二線城市為主,雖然一、二線城市邊緣地區及三、四線城市核心區域項目利潤空間更大,對公司吸引力高,但是仍會堅持保障去化、交付及資金安全,將根據市況及公司銷情去適當調整未來佈局。 副總裁李駿表示,2022年市況比較嚴峻,但公司經營業績仍穩中有升,全口徑銷售額達3,003億元人民幣(下同),全國排名第四,回款率達102%,處於行業高位,有助保障現金流及再投資。 他表示,今年公司全口徑可售貨值共3,601億元,當中自投貨值約2,476億元,一、二線城市項目佔八成,預計3月份推盤速度加快,供應將增加,今年第二季至第三季為供貨高峰期,以銷售去化率約60%至65%計算,預計現有在手貨值已可實現1,500億至1600億元銷售額。
