《本地樓市》美聯測量:下年度12幅住宅地估值共420.09億元
美聯測量師行董事林子彬表示,2023/24財政年度賣地計劃中,將提供12幅住宅用地,料可興建約9,120伙新供應,較去年度約8,250伙高逾一成,該批住宅用地合共估值約420.09億元,並以重售的赤柱環角道地皮及啟德區兩幅大型地皮較為矚目。
若連同一鐵一局及私人重建等土地供應,料全年潛在供應將約20,550伙,為五個年度新高,他稱可見政府亦積極增加供應滿足市場需求。惟值得留意,供應中佔逾兩成為東涌東站及小蠔灣站的鐵路項目,而區內曾出現流標及投資額龐大,以及鐵路興建需時,故增加風險及發展商競投意欲及出價。至於市建區的3幅地皮均位處市區,規模適中,料將受到發展商垂青及參與,三幅合共估值約135.69億元。
新年度賣地計劃中,港島區佔兩幅,九龍區佔兩幅,新界區則佔八幅。港島區地皮中,以曾流標的赤柱環角道地皮較矚目,由於樓市氣氛向好,豪宅需求增加,發展商出價或會較前進取,並不排除政府會調整底價,估計是次赤柱地皮重推將受歡迎,項目未有因曾流標而拆細重推,發展規模龐大,投資期較長,相信以大型發展商入標為主,若以每呎樓面地價1萬元計算,估值約48.02億元。
另外,啟德區在新年度亦會推出兩幅地皮,當中啟德第2A2及2A3區地盤,鄰近港鐵宋皇臺站,由於項目需分兩塊地皮發展,故將增加一定建築成本,估值約69.16億元,另一幅4B5區地盤,位處跑道區,規模龐大,估值達112.64億元,相信亦是以大型發展商及財團競投為主。
