《週末樓市》全面通關後首週末 二手成交企穩
剛過去週末(11日及12日)本港一手市場成交不俗,其中九建(00034.HK)將軍澳「海茵莊園」昨日(12日)發售36夥單位,即日售出10夥。信置(00083.HK)及會德豐地產等發展的西南九龍「維港匯」週末錄約8宗成交,套現逾1.4億元。至於鼎佩集團長沙灣「睿峯」亦再售出三夥。
另外,早前減價的長實(01113.HK)長沙灣「愛海頌」上週五(10日)價單銷售18夥餘貨,即日沽清。
二手方面,中港全面通關後首個週末,中原地產十大屋苑錄得24宗成交,較上週末再多2宗或9.1%,連續8周錄得雙位數成交,並且已連續兩週企穩20宗水平。中原地產亞太區副主席兼住宅部總裁陳永傑表示,中港全面通關,本港亦未有跟隨美國加息,利好消息充斥,市場樂觀情緒持續上升,刺激樓市繼續升溫。近期二手成交量持續攀升,一手市場亦每日錄得20宗以上成交,整體樓市暢旺。
美聯物業週末十大二手指標屋苑錄得約26宗買賣成交,按周升約13%,升至6周新高,是連續11周錄得雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,近期中港全面通關帶動內地客源增加,加上美國息口有見頂之勢,帶動樓市氣氛漸入佳境,二手睇樓持續活躍,交投亦維持穩中向好的勢頭。另一邊廂,近日多個新盤因應樓市升溫積極部署開售,貨尾新盤銷情理想,相信新一輪新盤大戰已如箭在弦,預期一、二手有望同步「價量齊升」。
而利嘉閣週末十大指標屋苑累錄23宗二手成交個案,較對上週末的18宗按周增加28%,創近六週新高。港置十大屋苑過去兩日合共錄12宗二手成交,按周略爲回落14%。(ek/u)
