市建局觀塘市中心第四及第五發展區商業項目流標 僅獲新地一份標書

市建局今日(2日)公佈,董事會決定收回觀塘市中心第四及第五發展區招標項目。該項目在今年1月11日截標,只接獲一份標書入標競投合作發展,當時新地(00016.HK)回覆傳媒查詢時指獨資入標。 市建局指,其董事會設立的招標遴選小組,經詳細審議觀塘市中心第四及第五發展區 標書的入標價後,向董事會建議不接納有關標書。市建局董事會認同招標遴選 小組的建議,決定收回項目。 觀塘市中心項目爲市建局歷來規模最大的單一重建項目,而第四及第五區爲最後一個發展區,地盤面積約27.55萬平方尺,總樓面面積上限爲216.59萬平方尺,將興建地標式商業建築及設有政府設施。根據「浮動規劃參數」,項目商業樓面及酒店比例可以靈活調撥。 該項目於去年9月截收發展意向,共收到24份,市建局最終邀請19間財團入標。項目截標時最新估值介乎約87億元至130億元,每尺樓面地價介乎4,000元至6,000元,較去年推出招收意向書時回落最多約五成。
