《本地樓市》嘉華國際(00173.HK)料兔年推逾8,000伙 啟德海灣打頭陣
嘉華國際(00173.HK)營業及市場策劃總監(香港地產)溫偉明表示,踏入兔年,集團將有三個全新大型合作新盤推售,其中包括「啟德海灣」、啟德4A區2號項目及港鐵(00066.HK)將軍澳日出康城第13期;另港鐵錦上路站「柏瓏III」及日出康城「凱柏峰III」亦於年內登場,涉及單位數目逾8,000伙。當中,「啟德海灣1」有機會成為兔年首個開售的大型新盤,提供1,017伙,項目主打兩房單位。 他指出,今年市場有多項利好消息,包括中港兩地通關、新增「高端人才通行證計劃」深受歡迎,日前特首透露今年內可望取消所有防疫措施等,經濟活動全面復常,買家對未來樓市信心逐步回復,一手成交量亦明顯有改善,農曆大年初一至初三已錄得約12宗一手成交,而本月首廿三日一手市場已錄得約396宗成交,已超越2022年12月全月的273宗水平,料1月份全月一手有機會錄得約500宗成交,較12月份近倍數上升。 溫氏表示,兔年首個開盤日承接氣勢,一手錄得大額成交,樓市可謂開紅盤好先兆。相信一眾發展商亦會於農曆新年後積極推盤,預期上半年將採先量後價的策略,樓市將逐漸整固,而在整體經濟逐步恢復下,料下半年樓價有機會從谷底反彈。
