美聯工商舖稱復常在即 今年工商舖交投料按年增三成
美聯工商舖表示,受第五波疫情、俄烏戰爭和美國加息等利淡因素影響,去年工商舖成交量大幅下挫。不過,由於香港復常在望,與內地通關在即,加上低基數效應,預期今年工商舖成交量將見底回升。
鋑聯控股行政總裁(工商舖)盧展豪在記者會上提到,去年工商舖成交量及金額分別錄4,490宗及837.2億港元,按年均大跌約35.9%。但隨著本港近月持續放寬防疫措施,及即將與內地通關,預計今年工商舖成交量有望反彈,料可達5,800宗水平,按年增約三成,當中寫字樓和商舖升幅會更為顯著。
寫字樓方面,美聯工商舖營運總監兼商業部董事翁鴻祥指,去年全年商廈成交量錄797宗,按年下跌約41.2%,成交金額按年跌約43.5%,僅錄218.8億港元。由於疫情令甲廈需求增長受壓,導致整體空置樓面上升。截至去年12月底,整體甲廈空置率升至10.3%。
翁鴻祥預期,本港甲級商廈供應進入高峰期,今年將有近400萬呎建築面積的商廈落成,且環球經濟周期仍處下行局面,香港與內地全面通關後實際情況仍有待觀察,相信寫字樓買賣及租賃需求在通關初期未必反彈,估計今年商廈租售升幅均於5%內。
至於商舖市場,美聯旺舖董事梁國文稱,去年舖位買賣共錄1,182宗,成交金額則錄233.4億港元,按年分別下跌34.9%及40.8%。因港府近日宣布取消多項防疫措施,並計劃逐步恢復與外地的來往,預計來港的旅客將會進一步增加,市場上的吉舖將逐步被消化,預料核心區商舖租售價今年可望按年升10%至15%。他又指,通關消息傳出後,部分商舖業主態度趨強硬,租售的議價幅度減少,尋找適合舖位的租客則增加。(ek/u)
