地產又迎重磅利好,16條措施或“改變遊戲規則”

房地產的利好一個接一個!

人民銀行、銀保監會發布《關於做好當前金融支持房地產市場平穩健康發展工作的通知》,出臺16條措施支持房地產市場平穩健康發展。對深度調整中的樓市實施更爲全面的金融支持。此外據悉監管部門要求部分股份制銀行年內爲房地產領域提供4000億元新增融資。

花旗分析師Griffin Chan等在報告中指出,與以往零碎的步驟不同,16條措施可能會改變遊戲規則,這是來自中央的第一個全面的支持政策。儘管地產銷售尚未復甦,但政策將驅動房地產和物業管理股票反彈。短期內股票反彈預計將由非國有企業領頭,例如碧桂園等。

光大證券在報告中指出,加大對優質房企融資支持,爲金融機構進一步加大對房企的合理信貸支持提供了更多空間,堅定了市場對房地產行業融資修復的信心,有利於引導市場對民營房企風險偏好的修復。支持保交樓、穩民生,利於壓實房地產企業落實主體責任,緩解出險房企資金壓力,切實維護購房人合法權益,恢復購房者信心。在多元化融資支持下REITs行業將加速發展,利於引導房地產市場由高週轉快開發向存量運營升維轉。REITs也爲住房租賃房企提供獨立的集資平臺,增強探索新融資及集資渠道以發展其業務的可能性。

中信證券發佈研報稱,政策一方面積極推動銷售復甦,一方面注意阻斷信用風險的傳染。行業弱復甦的勢頭有望延續,一二線城市房價能夠保持基本穩定。該團隊看好盈利能力和市場份額提升的藍籌房地產企業,也看好估值明顯較低、盈利穩健增長的房地產服務業公司。
