《本地樓市》經絡:最新MMI創34個月新高 料港銀下月漸進加P
根據經絡按揭轉介研究部最新數據顯示,2022年8月份的經絡按揭息率指數(MMI)最新報2.52釐,按月升26點子,連升3個月,並創34個月新高。
經絡按揭轉介首席副總裁曹德明表示,2022年8月份平均一個月銀行同業拆息(HIBOR)按月急升76點子至1.68釐,創30個月新高。而根據金管局住宅按揭統計調查,8月份H按選用比例爲96.6%,反映大部分新造客戶仍傾向選用H按計劃,另外8月份有銀行開始上調H按封頂息率,因此拆息急升亦使MMI同步上升。若與今年1月份MMI 1.63釐比較,8月份MMI已比今年初急升89點子,選用H按計劃供款的人士的每月供款已增加逾一成。
另外,今日(24日)香港一個月銀行同業拆息(HIBOR)升至3.02釐,同時已連升9個工作天,並創自2008年10月28日後(3.18釐)即近14年新高。另外,三個月銀行同業拆息(HIBOR)更升至4.32釐,同時已連升2個半月,創自2008年10月16日(4.35釐)後即14年新高。而金管局於5月12日開始39度接錢,本港銀行體系結餘已跌至約1,001.66億元水平,相信短時間內將跌穿1,000億元。而市場料下月美聯署議息會議將繼續大手加息0.75釐,在聯繫匯率制度下,港美息口差距進一步擴寬,加上銀行結餘進一步下降及拆息高企,在資金成本壓力下,曹德明料下月香港銀行將漸進地加最優惠利率(P),估計加幅約0.25釐。在息口上升的情況下,將進一步推高新造按揭客戶的實際按息水平,料今年MMI或挑戰3釐以下水平。
