《本地樓市》美聯:今年全新盤售出率逾六成 北部都會區及毗鄰一帶更超過八成
美聯物業表示,受第五波疫情影響,本港今年全新盤推盤步伐減慢,尤其是年初因收緊社交距離措施更一度未有推盤,拖累今年推盤量不多。本年迄今(截至10月19日)登場的全新盤只有29個,涉及單位總數10,897夥,較去年同期40個樓盤及13,849個單位相比,按年分別減少約27.5%及約21.3%。期內已售出約6,645個單位,即售出率約61%。 美聯指,由於推盤減少,導致今年一手宗數按年明顯下挫;不過,若以年內登場的全新盤計算,部份新樓盤表現仍然突出,尤其是現正積極發展的北部都會區及毗鄰一帶項目。位處北部都會區項目連同屯門及大埔毗鄰一帶合計,區內推出項目的單位總數達5,777夥。此批單位迄今已售出4,762夥,即售出率高達82.4%,當中包括新地(00016.HK)屯門「NOVO LAND」、信置(00083.HK)及嘉華(00173.HK)等錦上路站「柏瓏」,及恆地(00012.HK)粉嶺北「ONE INNOVALE」等。 反觀,今年港島、九龍及新界其他地區登場的全新盤合計5,120夥,比起北部都會區及毗鄰一帶的單位爲少,但其售出量更只有約1,883夥,即售出率僅約36.8%。
