《本地樓市》美聯:元朗Park YOHO Bologna開價較同區餘貨低逾一成 憧憬「施政報告」後市況轉明朗
市場料明日(19日)公布的《施政報告》有利好樓市措施,新地(00016.HK)旗下元朗全新盤Park YOHO Bologna搶先開價,公布首張價單,首批折實平均呎價約13,088元。美聯物業住宅部行政總裁(港澳)布少明表示,Park YOHO Bologna為該屋苑壓軸一期現樓項目,自項目開放示範單位以來,市場反應熱烈,而是次訂價更較同區餘貨盤低逾一成,相信有助吸引不少購買力,加上可望成為《施政報告》後首個開售全新盤,將成為市場焦點,料項目亦可吸引長線投資客,租金回報可達3厘。
布少明稱,Park YOHO Bologna已屆現樓,料可吸引有意即買即住的用家,以及投資客入票,料項目約七成為用家,而三成為長線投資客,而且戶型涵蓋多元化,由開放式至三房不等,加上項目最快於《施政報告》公布後推售,市場更明朗,故是次項目訂價具有吸引力,並可滿足不同買家需要,勢有加推加價空間。而項目預期呎租約35元,租金回報率料約3厘。
踏入10月份,相信多個新盤將部署施政報告公布後推售,而且市場已憧憬報告會有利好樓市消息公布,若放寬BSD或減辣措施落實料可帶動交投,令樓市氣氛整體上升,二手樓價的跌勢亦有望喘定回穩,預期本月一手成交量可達約1,000宗水平。
