《大行報告》富瑞:本港地產股中看好寫字樓領域 首選太古地產及希慎
富瑞發表報告指,本港住宅樓價已由高位累計回落約11%,由於按揭利率上升蠶食置業人士的購買力,預期未來住宅樓價會進一步下行。另一方面,雖然宏觀/人口因素令本港住宅需求疲弱,但整體供求仍然維持大致平衡。
富瑞表示,本港有望在疫情後重新開放,取消海外抵港人士入境酒店隔離要求,料可推動商務旅行,有助恢復對寫字樓的需求。該行因此喜好與重開有關的收租股,預期寫字樓可較零售物業更早受惠,主要由於在「0+3」入境措施下商務旅行估計會率先復甦,行業首選太古地產(01972.HK)及希慎(00014.HK),兩企評級均為「買入」,目標價分別21元及22元。
