《本地樓市》中原陳永傑料本月手成交量達800宗 下月可望達1500宗
中原地產開設全新「Wetland Seasons Bay旗艦店」,屬全港代理界首間旗艦店。中原地產亞太區副主席兼住宅部總裁陳永傑表示,最近疫情放緩,政府推出多項救市減辣措施,包括放寬本港入境檢疫措施,金管局放寬壓力測試要求,均對本港經濟及樓市有提振作用,相信市民置業信心將會提升。據一手住宅物業銷售資訊網資料,本月全港新盤暫錄得逾500宗成交,本週五「Wetland Seasons Bay 3期」將進行次輪銷售,預計全月一手成交量可達800宗水平。
陳永傑指出,放寬措施推出後,市場氣氛漸見改善,本星期貨尾新盤承接氣氛造好,加上新界區焦點全新盤反應熱烈,料將激發潛在購買力迴歸市場。預期下月內地有機會推出更明確的救市措施,本港新一份施政報告料亦利好樓市,相信發展商會把握時機積極推盤,下月一手成交可望達1500宗,較本月增逾八成。
中原地產屯門、元朗、天水圍及青山公路高級資深營業董事方啓明表示,隨着溼地公園系列相繼入夥,天水圍新社區展現活力,對樓價及租金均帶來支持。反映二手樓價的中原城市領先指數CCL,最新數字回到2019年2月低位,而據中原樓市大數據資料,天水圍片區同期二手平均實用尺價錄得近12%的升幅,表現優於大市,相信是因爲區內樓價以往處於偏低水平,隨着交通基建及規劃的推動,加上剛性需求熱切,區內連接有新供應,吸引大量用家及投資者追落後。
