格隆匯9月9日丨藍河控股(00498.HK)宣佈,於2022年9月9日,賣方保華房產(香港)及達球(公司間接全資附屬公司)與買方訂立該協議,據此,賣方擬以人民幣6500萬元向買方出售浙江美聯置業全部權益,其主要資產為杭州物業,名為"先鋒科技大廈"。所得款項淨額約人民幣7160萬元用作一般營運資金及╱或於出現機遇時用於未來投資

據悉,杭州物業是一幢位於中國浙江省杭州市濱江區偉業路298號名為"先鋒科技大廈"的16層高大樓。杭州物業所在土地乃劃作工業用地,而杭州物業獲許可用作非住宅用途。杭州物業總建築面積為18,341.63平方米,另有地庫面積為2,358.13平方米,合共提供28個停車位。杭州物業若干單位現時出租予不同租户作為辦公室,集團持有杭州物業作為投資物業以賺取租金收入。

於2021財年及2022財年,出售集團產生毛利分別約人民幣830萬元及人民幣920萬元。然而,出售集團產生之行政開支由2021財年之約人民幣390萬元激增至2022財年之約人民幣730萬元,主要由於物業管理費、員工成本及大廈維修成本增加所致。由於杭州物業錄得公平價值虧損,出售集團於過去兩年一直錄得虧損。

隨着物業老化,杭州物業的若干公用設備及硬件(包括但不限於升降機、配電室及玻璃幕牆)已幾近達到其使用年限。出售集團管理層估計,於不久將來為杭州物業進行大型維修將需要約人民幣1,800萬元。倘出售事項未有落實,則集團需向出售集團進一步注資,以就維修費提供資金,因而進一步蠶食杭州物業之投資回報。經考慮上述情況,董事認為變現於出售集團之投資乃較佳選擇。
