《大行報告》大摩下調新地(00016.HK)目標價至100元 評級「與大市同步」
摩根士丹利發表報告指,在本港住宅市場前景充滿挑戰下,新鴻基地產(00016.HK)2023財年的合同銷售目標保守,預計股息可能會連續第五年持平,該行維持對其「與大市同步」評級,目標價由102元下降至100元,相當於每股資產淨值折讓50%。
該行指,新地年度基礎溢利按年下跌約4%至287.29億元,大致符合該行預期。新地2023財年銷售目標為350億元。而即將推出的項目包括NOVO Land第2期、Wetland Seasons Bay第3期、YOHO Hub第2期、PARK YOHO Bologna和Silicon Hill第2期,都是以大眾客群為主,如果定價保守,該行相信仍可有良好的銷售業績。
大摩分別下調對新地2023財年和2024財年的每股盈利預測11%和6%,將資產淨值估計降低2%,以反映物業發展銷售放緩和租金收入下降。
