《周末樓市》新地(00016.HK)「NOVO LAND」再沽逾370伙 二手成交回升
本港樓市於剛過去周末(20日及21日)繼續暢旺,其中新地(00016.HK)旗下屯門兆康住宅項目「NOVO LAND」第1B期昨日(21日)進行次輪銷售383伙,即日沽出約371伙,佔可售單位約97%,套現達22億元。第1B期兩輪銷售再計及招標單位,已售出達553伙。而「NOVO LAND」第1A期及第1B期於7月底開始經過多輪銷售後,至今已售出逾1,360伙,成今年最熱賣新盤。
另外,恆地(00012.HK)啟德「THE HENLEY II」及奧運「利奧坊」系列亦相繼錄得成交,過去周末新盤市場共錄得超過380宗成交。
二手方面,中原地產十大屋苑本周末錄得20宗成交,較上周錄10宗,升100%,創今年4月中旬後18周新高。中原地產亞太區副主席兼住宅部總裁陳永傑表示,屯門新盤再沽約371伙單位,可見市場承接力充裕,部份向隅客陸續回流二手市場,帶動二手交投,加上近日正面消息增多,政府落實放寬海外入境人士的防疫檢疫措施,通關有望,部份買家相信樓價已成功尋底,只要業主提供合理議價空間,單位亦有承接,二手交投呈價跌量升局面。
美聯物業周末二手10大屋苑錄得約20宗買賣成交,較上周末錄得的約11宗升81.8%,創16周新高,並連續三個周末維持雙位數水平,「零成交」屋苑僅一個。美聯物業住宅部行政總裁(港澳)布少明表示,本周末再有大型新盤加推應市並續收旺場,反映樓市承接力絡繹不絕。近月新盤市場率先吹起減風,發展商開價「貼市」,刺激購買力不斷釋放,同時亦帶旺二手睇樓量。他預期樓市仍然由一手主導,二手樓價交投須視乎業主是否持續減價。
利嘉閣地產總裁廖偉強表示,部分向隅的一手客回流至二手市場,加上業主願意減價帶動買家入市,令周末的十大屋苑交投量在低基數下按周急反彈兩倍。利嘉閣周末日十大指標屋苑累錄18宗二手成交個案,較上周末的6宗按周急增2倍,創自今年4月中以後的十八周新高。
而香港置業十大二手指標藍籌屋苑於周末兩日合共錄8宗成交,與上周末10宗比較,按周再減少2宗。周末十大指標屋苑中,只有3個屋苑錄得成交。
