地產及內銀續捱沽拖累恆指午後曾倒跌近250點 招行、潤地及龍湖續挫5%-6.5%
美國6月通脹年率續飆升至9.1%創逾40年半高,市場料聯儲局本月會激進加息。本港地產分類指數急挫2.8%,金融指數也挫1.8%,拖累港股四連跌,恆指午後由今早最高位20,888,反覆曾跌243點至20,554,現報20,649,倒跌148點或0.7%,總成交額802億元。
據報內地近日有約百個內房項目因發展商推遲交付買家集體拒還房貸,大和認為情況或會進一步影響購房情緒。內房股今天普遍續呈弱勢,其中全數贖回今年到期優先票據的龍湖(00960.HK)連跌二天,股價曾急挫11%至27.9元,為四個月來最低,現報29.3元,續挫6.5%,為最傷藍籌成交急增至2,429萬股,創近四個月高。
同為藍籌內房碧桂園(02007.HK)、中海外(00688.HK)及潤地(01109.HK)四連跌,股價續跌2.5%-4.8%,前兩者曾低見3.44元及22.3元;後者沽壓最大報33.4元即市低位,續挫4.8%。
時代中國(01233.HK)、萬科(02202.HK)、合景泰富(01813.HK)、中駿(01966.HK)及佳源國際(02768.HK)跌逾2%%-5%。
然而,旭輝(00884.HK)今早反覆低見2.37元創近四個月低獲承接,掉頭反彈,午後股價高見2.79元,現報2.71元,回升5.4%。美的置業(03990.HK)承過去六連跌勢,今早考驗3月中旬所創上市低位10元不破,股價反彈高見10.76元,現報10.74元,倒升1.3%。
美銀證券指,內地集體拒付房貸不構成系統性風險,但較不利零售銀行。內銀AH股今天繼續捱沽,尤其是郵儲銀行(01658.HK)及藍籌招行(03968.HK)隨其A股續挫5%及5.7%,報5.11元及41.25元,前者創九個月低。
大和指,近日有報道指內地有約100個內房項目,由於發展商推遲交付,出現買家集體拒絕支付房貸情況,該行預期可能會進一步影響購買情緒,並導致監管機構重新收緊對開發商的預售收益要求。報告又指,未來或有更多買家拒還房貸,重燃市場對開發商無法如期交付恐懼,增加買家的觀望情緒,預計不少民營開發商的現金流在短期內將保持緊張,當中有少數將遇到嚴重流動性問題。儘管行業具國家政策支持,但喜憂參半消息持續傳出,大和預期內房板塊短期內將維持區間波動,建議投資者關注財務實力雄厚開發商,包括龍湖、潤地及旭輝。
