灣仔皇後大道東「限尺」住宅地皮項目已截標 獲20份標書
位於灣仔皇後大道東用地「限尺」住宅地皮項目(呂祺教育服務中心現址)今日(17日)截標,截至上午12時,暫收20份標書,爲旭日國際、漢國置業(00160.HK)、信置(00083.HK)、華懋、遠展(00035.HK)、中信泰富、永泰(00369.HK)、佳明國際(01271.HK)、會德豐地產、恆地(00012.HK)、嘉華(00173.HK)獨資;其餘尚有鷹君(00041.HK)、建灝、長實(01113.HK)、中海外(00688.HK);百利保(00617.HK)及富豪(00078.HK)合資;及4家不知名發展商。 旭日國際地產開發部銷售及市場策劃經理辜錦波表示,今次出價已考慮政府就地皮加入面積限制等因素,並與同區住宅單位面積相若,加上灣仔發展成熟、交通方便,區內租金潛力大,並初步考慮發展住宅單位。 漢國置業(00160.HK)房地產部董事李振彪表示,限制尺價並不影響出價,加上港島區東面地皮較少,基本上可考慮;又認爲美國加息影響對香港有限,對市民供樓負擔不大,相反按揭成數及首期是大衆較爲關注。 建灝地產集團行政總監林綺華表示,地皮位於港島區,加上供應量不大,故較有興趣,初步考慮興建中小型單位,故受到限尺條款的影響不大。嘉華(00173.HK)香港地產發展及租務總監尹紫薇表示有發展灣仔經驗、加上該區較爲特色,又稱限尺影響不大。 該地皮位於灣仔皇後大道東的內地段第9061號用地,佔地約1226.6平方米,指定作非工業用途,但不包括倉庫、酒店及加油站;最低樓面面積6477平方米,最高樓面面積可達10794平方米,市場估值介乎約13.9億元至22億元。
