《周末樓市》「Silicon Hill」首輪銷售價單170伙即日沽清 二手成交企穩
本港樓市於三日端午節連周末長假期成交暢旺,一手錄得超過210宗成交,大部分來自新地(00016.HK)旗下白石角住宅項目「Silicon Hill」第一期,項目上周五(3日)端午節首輪銷售,價單推出的170伙即日沽清。該批單位折實售價由496.8萬元至1,135.44萬元,折實呎價16,006元至20,254元,首輪銷售套現約13.7億元。
發展商隨即加推第四張價單共153伙,折實價由379.88萬元至約1,090.19萬元,折實呎價16,427至20,354元,折實平均呎價17,661元,屬原價加推,最快本周末推售。
另外,恆地(00012.HK)奧運「利奧坊-壹隅」三日售出共11伙,套現約5,590萬元,項目加推20伙於本周四(9日)發售,折實售價459.75萬元至721.17萬元,折實呎價22,111元至26,790元。
二手方面,中原地產十大屋苑過去周末錄得16宗成交,較上周末增加2宗或14.3%,成交量創6周新高,並已連續12周維持雙位成交宗數,三日端午節長假合共錄得21宗成交。
美聯物業端午節三日長假(6月3日至5日),二手十大屋苑暫錄得約21宗買賣成交,至於按周六日(4日及5日)計算,則錄得約16宗買賣成交,按周升約14.3%,連續12周保持雙位數。
至於利嘉閣地產導致周末十大屋苑交投量輕微回升,過去周末日十大指標屋苑累錄13宗二手成交個案,與上周末的11宗,增加2宗或18%;而端午節三日假期十大指標屋苑則合共錄得18宗買賣。而香港置業十大二手指標藍籌屋苑於端午節長周末三日合共錄13宗成交,單計過去周末兩日則錄11宗成交,與上周末7宗比較,按週增加約36%,重回雙位數水平。
