《周末樓市》疫情緩和二手交投持續轉旺
本港剛過去周末(2日及3日)新盤市場繼續淡靜,由於未有全新盤開售,僅錄得約15宗貨尾成交。不過,信置(00083.HK)、嘉華(00173.HK)及中海外(00688.HK)合作發展的港鐵錦上路站項目第1A期將於今日(4日)公布最新部署。 二手方面,中原地產十大屋苑本周末錄得25宗成交,比上周末錄21宗增4宗或19%,已連續三個周末錄逾20宗成交,屬高位企穩,更創去年5月至今11個月新高。最多成交為美孚新村,有7宗,其次為嘉湖山莊及沙田第一城,有5宗及4宗,樓市小陽春確定。中原地產亞太區副主席兼住宅部總裁陳永傑表示,疫情緩和,單日確診人數持續回落,市場氣氛明顯好轉,剛需持續高企,早前市場上累積了一定的購買力,而一手市場暫未有全新盤應市,購買力回流二手。 美聯物業周末十大藍籌屋苑合共錄得約26宗買賣成交,創去年5月15日及16日周末後的45周新高,按周上升約18.2%,並連續第三個周末維持逾20宗的活躍水平,亦是5月15日至6月20日連續六周錄逾20宗後最長時段紀錄,反映自3月中後,二手交投氣氛已有明顯改善。美聯物業住宅部行政總裁(港澳)布少明表示,由於疫情進一步緩和,二手樓市交投趨升,不少早前猶豫的準買家亦出動在市場物色單位,帶動成交,故剛過去的週末二手指標屋苑交投理想,加上早前的筍盤已陸續被消化,二手市場已由「價跌量穩」,趨向「價穩量升」局面。 另外,利嘉閣地產總裁廖偉強表示,本港疫情逐漸減退,政府將放寬社交距離措施,市面逐漸回復正常,帶旺樓市氣氛。利嘉閣周末日十大指標屋苑累錄22宗二手成交個案,較上周末的21宗,增加1宗或5%。 香港置業營運總監及九龍區董事馬泰陽則稱,本港第5波疫情漸見緩和,市場憧憬政府陸續放寬防疫措施,加上各個新盤蓄勢待發恢復新盤推售,帶動市場氣氛明顯好轉。香港置業周末兩日合共錄13宗成交,與上周末20宗比較,按周回落約35%,連續三周維持雙位數。(ek/u) ~
