《內地樓市》據報一線城市近月房貸利率有鬆動 銀行放款提速

《中國證券報》報道,根據對深圳幾家國有大行及平安銀行(000001.SZ)、招商銀行(03968.HK)等多家股份制銀行調研發現,最近幾個月,深圳地區房貸利率確實有鬆動。 中國銀行深圳分行個貸經理林先生表示,最近一段時間申請房貸的人不是很多,貸款額度比較充裕,放款速度也比較快。目前,該行執行的房貸利率是在最新的貸款市場報價利率(LPR)基礎上分別上浮30點子和60點子,換算下來首套房貸利率是4.9%,二套房貸利率是5.2%。 銀行放款也在提速。有深圳國有銀行個貸經理稱,目前二手房從準備材料到審批放款,一般一個月內就可以完成。一些合作新樓盤,在材料準備充分情況下,有望一周內放款。 然而,調研發現房貸利率鬆動並未對深圳地區購房者帶來明顯正向刺激。深圳福田區的一家房產仲介從業人員任女士稱,由於疫情限制和新盤較少,當前現場看房的人不是很多。不過隨著利率下調,年後線上諮詢客戶較多。最近幾個月深圳地區新盤數量較少,二手房交易量也不是很大,很多客戶還在觀望。 此外,上海、北京房貸利率同樣鬆動。上海徐匯區房產中介透露,銀行放款已經寬鬆了,現在新房首套房貸利率是4.95%,名下有房或有過住房貸款記錄的是5.65%。
