《本地樓市》市建局土瓜灣「四合一」重建項目接獲至少6份標書
市建局土瓜灣鴻福街、啓明街及榮光街的「四合一」重建項目今日(10日)中午截標。據本地傳媒報道,現場至少接獲6份標書,入標包括恆地(00012.HK)、信置(00083.HK)、華懋、會德豐、嘉華國際(00173.HK)等。
該項目估值介乎63億至68億元,每尺樓面地價約1.2萬至1.3萬元。項目地盤面積約58,535平方尺,估計總可建樓面面積約52.68萬平方尺,預計提供約890夥,每夥實用面積不可少於300方尺。
倘項目未來住宅賣樓收益達102億元以上,發展商須向市建局分紅,達標後首兩億元分紅20%,其後按比例遞增至最高50%。另外,政府將支付約2,130萬元予中標財團,以興建長者鄰舍中心及社區中心兩項社區設施,淨作業樓面面積合共約4,345方尺。
至於商場部分則共同持有,扣除營運成本等,租金收入由發展商與市建局以七三比例分帳,首十年內可要求出售,但市建局有權反對,並可再持有五年,之後就透過公開標售。
