美銀證券:地產股繼續看好中海外、華潤置地等股

美銀證券發表研究報吿指,根據房地產顧問公司CRIC的預測,中國主要房企今年1月合同銷售按年跌40%,受季節性因素影響亦較去年12月跌46%。儘管許多低線城市在春節前推出了寬鬆政策,包括提高住房公積金貸款的貸款比例,以及向三孩家庭提供購房補貼,但該行調查發現春節期間購房需求並沒有太大改善。

該行此前看好表現“優於大市”的國有發展商,在1月的表現亦未有優於同業,這些國企及龍湖集團(0960.HK)合同銷售按年跌43%,按月亦減少54%。該行解釋,國企表現與民企相約主要由於市場基本需求較去年第四季時有所轉弱,或因為缺乏可銷售的存貨。

該行認為,未來若有任何寬鬆或降息消息將提振市場情緒,國有發展商將優先受惠,繼續看好中海外(0688.HK)、華潤置地(1109.HK)、龍湖和萬科(2202.HK),維持富力(2777.HK)和世茂(0813.HK)“遜於大市”看法。
