戴德樑行料今年一線商鋪及餐飲業租金有2%至5%升幅
戴德樑行表示,縱使新冠病毒變異株Omicron肆虐全球,通關亦存在不確定性,香港零售消費市場仍受本地消費支持,去年首十一個月銷售額按年升幅錄得8.3%至3,196億元。其中,珠寶首飾及鐘錶和服裝及配飾類別的表現最爲強勁,錄得雙位數升幅,分別爲27.7%和22.3%。
該行指雖然本地消費者逐漸改以不同購物渠道和平臺消費,不少大型商場和零售商都進行大規模推廣和促銷活動,刺激市民外出消費。在活躍的本地消費活動下,一線商鋪空置率延續下降趨勢,並以中環區(9.9%)和旺角區(14.5%)的商鋪空置率的改善最爲明顯,按年分別跌8.4百分點和9.1百分點。
該行提到,去年下半年開始,餐飲業帶領零售市場進入復甦期,臨近年尾的大型節日和相關促銷活動亦令零售銷情暢旺。有監於本地疫情已受控,自下半年起食客外出用膳的意欲及餐飲業營運者的信心均明顯增強。
戴德樑行預計,今年的租賃成交亦將繼續以餐飲業和運動及優閒服裝行業爲主,帶領零售市場復甦。因應疫情緩和,本港有望逐步開關,預料至今年尾,整體一線商鋪租金和餐飲業租金有2%至5%的升幅,中環區租金的升幅更有望達5%至8%。然而,新常態早已形成,網購成爲疫情下的新消費模式,併爲實體店帶來競爭。
