華南城(01668.HK):下半財年住宅售價有下調壓力 料至下財年毛利率仍受壓

華南城(01668.HK)表示,本下半財年的物業市場不容樂觀,預期隨着建築及人工成本攀升,住宅需求減弱,下半財年集團的住宅售價有下調壓力,毛利率也有機會下跌,預計下半財年至下一個財政年度的毛利率仍會受壓。 集團指,其中一項重要的現金流來源是旗下物業租金及管理服務等持續性收入,本財年上半年帶來了16.8億港元的收入,預計集團的持續性收入年增長不低於20%。 集團表示,會全力推動銷售,維持資金流動性是最重要任務,可能需要減價,犧牲部分利潤,但預期會通過成本控制以保持淨利潤在較合理水平。 集團指,在本上半財年累計回購或償還美元債券及利息合共約6.5億美元,雖然今年10月至11月,內地銀行在按揭貸款放款方面有放鬆,但對於企業其他貸款仍比較緊張,集團計劃未來會通過自身現金流以及境內融資償還境外債務及補充流動性。集團未來會越來越重視境內融資,會盡量通過境內融資來補充流動性。 於今年9月底,集團短債比例有所下調,並希望長遠繼續提升長債比例改善債務結構,集團目前沒有發行任何理財產品,也沒有表外債。 集團認爲,目前土地儲備足夠未來三年的開發,截至明年3月底止年度的下半年沒有大規模增加土地儲備的計劃。
